Warrenton Real Estate Market Report
Warrenton home sales, in perspective
Warrenton's sales record shows a market that moved from the unusually fast and competitive conditions of 2021 and 2022 toward longer marketing periods and more conventional negotiation. The later years also hold a somewhat larger share of upper-end transactions, so a change in the citywide median should be read partly in light of which homes sold, not as a pure measure of appreciation. Warrenton also differs from the beach towns in how it is bought: far more of its sales are financed than paid in cash, the mark of a year-round working community rather than a second-home market. The figures below show where each of those stands today.
Warrenton is geographically broader than a typical coastal town and should not be read as one neighborhood. Central Warrenton and its downtown are one setting; Hammond, a separate town until it joined Warrenton in 1991 and still with its own business district and marina, is another; the shoreland along the Skipanon River and the Columbia estuary and the Highway 101 corridor are different again. That varied geography is why the distribution of sales can be so broad, and the date controls below let you examine the changes without imposing a single story on the whole city.

How this is calculated
Every figure on this page is computed from recorded RMLS sales inside the Warrenton boundary. 562 sales since October 27, 2020. No estimates, no models.
- Single-family homes only — condominiums, land and commercial sales are excluded.
- Individual sales are shown by price and date. No property is identified by address.
- Market time prefers the cumulative figure, which survives a relisting, and falls back to days on market where RMLS records no cumulative one. The number of sales behind each median is shown beside it.
- “Sold at or above list price” compares the closing price with the price the listing opened at. A seller may hold their list price and accept a lower offer, so this measures the gap rather than a price reduction.
- “Cash sales” counts sales RMLS records as financed by cash alone, as a share of the sales where financing was recorded at all. Where RMLS records no financing the sale is left out of that figure rather than counted as not cash.
