Arch Cape Real Estate Market Report
Arch Cape home sales, in perspective
Arch Cape is another market where the mix of what sells matters as much as the median. It is a small record — a few dozen single-family sales over the years shown below — and it spans everything from modest inland properties to high-value oceanfront and ocean-view homes. That range produces pronounced year-to-year movement in the median sale price without establishing a simple upward or downward progression. The most competitive stretch of 2021 and 2022 has given way to years with more negotiating room, and the figures below carry the current record of both.
Arch Cape's housing geography explains the spread. Arch Cape includes beach-oriented and ocean-view properties, wooded inland settings such as Shingle Mill, and the elevated homes of Castle Rock; the local real-estate landscape also extends south to Cove Beach and Falcon Cove. These are materially different property environments, so a change in which of them sell can alter the headline statistics quickly. The live report below lets you examine that distribution directly rather than reducing a thin market to one number.

How this is calculated
Every figure on this page is computed from recorded RMLS sales inside the Arch Cape and Cove Beach boundaries. 59 sales since October 27, 2020. No estimates, no models.
- Single-family homes only — condominiums, land and commercial sales are excluded.
- Individual sales are shown by price and date. No property is identified by address.
- Market time prefers the cumulative figure, which survives a relisting, and falls back to days on market where RMLS records no cumulative one. The number of sales behind each median is shown beside it.
- “Sold at or above list price” compares the closing price with the price the listing opened at. A seller may hold their list price and accept a lower offer, so this measures the gap rather than a price reduction.
- “Cash sales” counts sales RMLS records as financed by cash alone, as a share of the sales where financing was recorded at all. Where RMLS records no financing the sale is left out of that figure rather than counted as not cash.
