We track use, not users

Home + Sea Realty is a small independent brokerage on the north Oregon coast. We are not owned by anyone else. Our principal broker lives here, and we know most of our clients by name. We are not an advertising business, and we don't treat the people who use this site as a list to be sold.

What you do here is your business. So, plainly:

By default, this site doesn't track you. Nothing on it follows you from page to page, or from here to anywhere else, unless you say it can.

We don't sell your information, share it with data brokers, or build a profile of you. We don't buy information about you either. What we hold, you gave us.

We keep nothing that identifies you unless you give it to us — by writing to us, by signing in, or by telling us which towns you want listings and reports for.

We don't text you. We email you only what you asked for, and every email has an unsubscribe link.

We built this site and we run it ourselves. We know exactly what runs on every page, and nothing loads here from a company we haven't contracted with.

If anything here isn't clear, ask us. We'd rather explain it than have you wonder.

1 · What we collect, and why

What you give us — your name, email, phone and address when you provide them, and whatever you write to us. We use it to answer you and, if you've asked, to send you listings, market reports and news about the firm. Your information is never used to help someone else reach you.

What every website receives — your device's address and browser type, which our hosting needs in order to answer you. It keeps those records briefly for security and discards them. We don't use them to identify you.

How the site is used — we count visits to each page on our own server. That count has no cookie and no ID, and it cannot recognize you tomorrow. It tells us which pages and which listings people look at. It does not tell us who.

What we don't collect. We don't record your screen, we don't run a chat bot, and we don't fill in your record from anywhere else. (The one exception: our printed newsletter goes to property owners using the county's public records — Section 4.)

2 · Your account, if you create one

You can use this site without one. If you sign in — with Google or an email address — we store that email, the properties you save, and your notification settings. Google tells us your name and email and nothing else.

Saving properties is for you — a place to keep the homes you're comparing. You can see what you saved; so can a broker, to help you compare. Nothing else is done with it.

We note which page you signed in from, so we send you the market you were actually looking at rather than all of them. An account tells us you're interested in property here, and we may reach out. Delete it any time, from your settings or by writing to us.

3 · Cookies, analytics and advertising

When you first visit, we ask: Accept all, or Required only. Required cookies keep the site working — they remember your choice and keep you signed in — and identify your browser to our site and no one else.

Google Analytics and Google Ads measurement load only if you choose Accept all. Choose Required only and they are never fetched. If you accept, Google Analytics counts your visits in aggregate and Google Ads learns whether one of our ads led to an inquiry. We don't use either to identify you, and we don't use them to follow you around the internet — remarketing is off, and nothing you type into a form is sent to Google. Change your mind any time with the cookie control in the footer. We honor Global Privacy Control: if your browser sends it, we treat it as Required only without asking.

We advertise Home + Sea Realty — nothing else, and never on anyone else's behalf. There is no Meta pixel on this site. Our Instagram photographs appear here because our own server fetches them; your browser never contacts Meta.

4 · Newsletter and texts

Our printed newsletter has gone to property owners along this coast for over a decade. The names and addresses come from county property records — public information, supplied by our title company, not bought and not linked to anything else we hold. If you'd rather not receive it, tell us.

Our brokers text clients from their own phones, the way anyone texts anyone. No automated messaging, no short code. If you'd rather they didn't, say so — a person reads it, and stops.

5 · Who we share with

We don't sell, rent or trade your information, and we don't hand it to other brokerages or lead-generation services. We use a few outside services to run the site and the business, each under our instruction: hosting (Vercel, whose visitor counts are the one measurement always on — cookieless, and ours), mapping, email delivery, client records, analytics and ads measurement (Google, only if you accepted — Section 3), and listing data (RMLS, whose rules govern the listings you see).

During a transaction, your information goes where it has to go to get you to closing — title and escrow, lenders, inspectors, the other side's brokerage. We may also share with our lawyers, accountants and insurers, and where the law requires it.

6 · Your rights, and how long we keep things

Wherever you live, you may ask us to tell you what we hold, give you a copy, correct it, delete it, or stop using it for marketing. Write to us (Section 8). We'll answer within forty-five days, there's no charge, we won't treat you differently for asking, and we will not decline to delete your information.

We keep correspondence while we're working with you and for a reasonable time after; your account until you delete it; your unsubscribe indefinitely, because it's the record of your choice; and transaction records as Oregon law requires of a brokerage. When we delete your information, we delete it — keeping only enough to honor your request, unless you'd rather we kept nothing at all.

7 · The small print

Security. We take sensible measures. No system is perfectly secure, and we won't pretend otherwise.

Minors. This site is not for anyone under 18. If we learn we hold a minor's information, we delete it.

Other sites. We link to and embed a few things — property videos and 3D tours hosted by their vendors. Once you follow a link or play an embed, that service's policy applies, not ours.

Changes. When we update this policy we'll change the date at the top — and if it's a meaningful change, we'll say so rather than hope you don't notice.
