Neahkahnie Real Estate Market Report
Neahkahnie home sales, in perspective
Neahkahnie's sales record should be read as a small, high-variance coastal market, not as a smooth price index. With relatively few sales in any year, a change in the mix of oceanfront, ocean-view and mountainside properties can move an annual median substantially. Even with that caution, the later years of the record hold a noticeably larger concentration of sales above $1 million than the earlier ones, while the intense above-list competition of 2021 and 2022 has moderated. Neahkahnie also stands apart in how it is bought: a strikingly large share of its sales close for cash, consistently the highest of the markets we report on, and the figure below shows the current proportion.
That variability makes sense in the context of Neahkahnie itself. Neahkahnie Beach, Neahkahnie Meadow, Ville del Mare and the homes climbing the slopes of Neahkahnie Mountain differ greatly in elevation, view, relationship to the beach, lot character and dwelling type, so a handful of exceptional properties can have an outsized effect on a given year's statistics. The live report below is especially useful here: rather than relying on one annual median, narrow the history to the period you want to study and look at the individual distribution of recorded sales.

How this is calculated
Every figure on this page is computed from recorded RMLS sales inside the Neahkahnie boundary. 59 sales since October 27, 2020. No estimates, no models.
- Single-family homes only — condominiums, land and commercial sales are excluded.
- Individual sales are shown by price and date. No property is identified by address.
- Market time prefers the cumulative figure, which survives a relisting, and falls back to days on market where RMLS records no cumulative one. The number of sales behind each median is shown beside it.
- “Sold at or above list price” compares the closing price with the price the listing opened at. A seller may hold their list price and accept a lower offer, so this measures the gap rather than a price reduction.
- “Cash sales” counts sales RMLS records as financed by cash alone, as a share of the sales where financing was recorded at all. Where RMLS records no financing the sale is left out of that figure rather than counted as not cash.
