Astoria Real Estate Market Report
Astoria home sales, in perspective
Astoria gives us one of the strongest records in the group for watching broad market behavior — the largest sample of single-family sales on the North Coast. Its history shows the same early acceleration seen elsewhere on the coast, with short market times and a high proportion of at-or-above-list sales in 2021 and 2022, followed by a more balanced negotiating environment. More recent years have generally brought longer market times and a larger share of below-list closings, while the center of the price distribution has stayed above where the record began rather than following a simple year-by-year climb. The record below carries all of it.
Astoria's neighborhood structure is considerably more complex than a small beach village's. Adair-Uppertown, Shively-McClure and Uniontown-Alameda are the city's recognized historic districts; Alderbrook to the east and the South Slope above downtown have their own distinct development histories. Those areas differ in topography, architecture, river orientation and period. The live report gives a citywide baseline, but in Astoria the individual sales are essential context — elevation and neighborhood can change the character of a property within a few blocks.

How this is calculated
Every figure on this page is computed from recorded RMLS sales inside the Astoria boundary. 680 sales since October 27, 2020. No estimates, no models.
- Single-family homes only — condominiums, land and commercial sales are excluded.
- Individual sales are shown by price and date. No property is identified by address.
- Market time prefers the cumulative figure, which survives a relisting, and falls back to days on market where RMLS records no cumulative one. The number of sales behind each median is shown beside it.
- “Sold at or above list price” compares the closing price with the price the listing opened at. A seller may hold their list price and accept a lower offer, so this measures the gap rather than a price reduction.
- “Cash sales” counts sales RMLS records as financed by cash alone, as a share of the sales where financing was recorded at all. Where RMLS records no financing the sale is left out of that figure rather than counted as not cash.
