Gearhart Real Estate Market Report
Gearhart home sales, in perspective
Gearhart's sales record shows an increasingly important upper end alongside a marked normalization in selling conditions. In 2021 and 2022, sales were typically fast and a majority closed at or above their original list price. In the later years of the record, million-dollar-plus properties make up a larger share of transactions, yet homes overall have taken longer to sell and buyers have more often negotiated below original list. Those two developments are not contradictory: Gearhart's recent mix has been more expensive while its negotiating environment has become less aggressive. The figures below show where both stand today, including the share of sales that close for cash — a standing feature of this market.
Gearhart's housing is also geographically varied. Downtown Gearhart, West Gearhart near the beach, Pinehurst, Neacoxie, and the residential areas east of Highway 101 offer different combinations of historic cottages, golf-oriented homes, larger parcels, beach proximity and more rural surroundings. Those distinctions strongly influence value and market time, so the live report is built to let you move beyond a single Gearhart-wide statistic and inspect how the market's composition changes over time.

How this is calculated
Every figure on this page is computed from recorded RMLS sales inside the Gearhart boundary. 334 sales since October 27, 2020. No estimates, no models.
- Single-family homes only — condominiums, land and commercial sales are excluded.
- Individual sales are shown by price and date. No property is identified by address.
- Market time prefers the cumulative figure, which survives a relisting, and falls back to days on market where RMLS records no cumulative one. The number of sales behind each median is shown beside it.
- “Sold at or above list price” compares the closing price with the price the listing opened at. A seller may hold their list price and accept a lower offer, so this measures the gap rather than a price reduction.
- “Cash sales” counts sales RMLS records as financed by cash alone, as a share of the sales where financing was recorded at all. Where RMLS records no financing the sale is left out of that figure rather than counted as not cash.
