Seaside Oceanfront & Ocean View Homes
Oceanfront and ocean view homes along the Seaside Promenade and the beach beyond it.
Homes for sale in Seaside · 33
Oceanfront real estate in Seaside offers a blend of sweeping Pacific views, broad sandy beaches and the lively character of one of Oregon's most established resort communities. The historic Promenade creates an iconic waterfront, with ocean-facing homes and condominiums along it enjoying expansive views and the beach a few steps away. Properties near the Prom are within walking distance of downtown restaurants, shops and attractions; beachfront locations farther from the center offer a more residential atmosphere.
Seaside's combination of recreation, walkability and varied oceanfront housing appeals to buyers who want an active, connected coastal life. This page lists every residential listing inside Seaside's boundary that is oceanfront or carries a true ocean view, priced from the top down — and in Seaside, unusually for the North Coast, that includes condominiums.
The Prom, and the beach beyond it
The Promenade is a paved mile-and-a-half along the beach, and the homes and condominium buildings that front it are Seaside's signature oceanfront: a front door on the Prom, the beach beyond the railing, and the Turnaround — the center of town — a short walk away. It is the only place on this coast where oceanfront ownership comes with sidewalks.
North of the Prom, toward the Necanicum River mouth and the Cove to the south, the beachfront becomes single-family and quieter, with larger lots and the same wide beach. The Cove at the south end, beneath Tillamook Head, is the surfers' beach and a small, sought-after neighborhood of its own.
Ocean view takes in the second row behind the Prom, the upper floors of mid-town buildings, and the hillside toward Tillamook Head. The listing fields tell the two apart — ocean frontage in the waterfront fields, or an ocean view in the view fields — and our filter reads those fields, not the description.
Condominiums and houses
Seaside is the one North Coast town with a real oceanfront condominium market. For buyers who want the ocean without the maintenance, a Prom condominium is the simplest form of oceanfront ownership on the coast: the association handles the exterior, the weather and the roof. For buyers who want land, the beachfront houses north and south of the Prom are the answer. The two markets price differently and should be compared on what you get, not on the headline number.
Before you buy in Seaside
- Association documents — your due diligence. For a condominium, read the reserves, the rental policy and the recent assessments before the offer; they change with every board. An oceanfront building's exterior is its biggest cost.
- River and beach. Lots near the Necanicum and Neawanna river mouths see the beach and channel move. Ask how the frontage has behaved.
- Short-term rentals — your due diligence. Seaside regulates short-term rentals, with rules that differ between zones and between houses and condominiums, and they change. Verify for the specific property before relying on income.
- Summer. Seaside is the busiest town on this coast in July and August. If you want the beach quiet, look north or to the Cove; if you want the town, the Prom is the place.
Is the Promenade oceanfront?
Yes — the homes and buildings on its west side front the beach, with the Prom between them and the sand. They are listed here as oceanfront when the listing carries ocean frontage.
Are condominiums included on this page?
Yes. The filter is residential, which includes condominiums and townhouses as well as houses. Seaside is the one town here where that matters.
Which end is quieter?
North toward the river, and the Cove in the south. The Prom and downtown are the lively center.
How does Seaside compare to Cannon Beach?
Seaside is larger, busier and more affordable, with the Prom, the condominium market and a year-round town; Cannon Beach is smaller, quieter and more expensive, with the Rock and the galleries. Ten minutes apart, different lives.
The Prom, the Cove, and the beach between
Seaside's oceanfront market is the broadest on the North Coast — houses, condominiums, the Prom and the quiet ends — and the right choice depends on how you want to live here. We can walk you through all of it.
