Rockaway Beach Oceanfront & Ocean View Homes

Oceanfront and ocean view homes along seven miles of Rockaway Beach sand.

Homes for sale in Rockaway Beach · 16

Oceanfront living in Rockaway Beach is defined by its expansive sandy shoreline, open Pacific horizons and a relaxed beach-town atmosphere. Along Pacific Street and the beachfront stretches of Manhattan Beach and Nedonna Beach, homes sit close to the sand with unobstructed coastal scenery and the character of a community shaped by seven miles of continuous beach.

Unlike the bluff settings found elsewhere on the North Coast, most of Rockaway's oceanfront is low and accessible, with an immediate connection between home and shoreline. This page lists every residential listing inside Rockaway Beach's boundary that is oceanfront or carries a true ocean view, priced from the top down, and the guide below walks the beach from north to south.

The longest oceanfront on the North Coast

Rockaway has more oceanfront lots than any other town on this page, because it has more beach. The shoreline runs unbroken from Nedonna Beach at the north, past Manhattan Beach, through the town center at the wayside, and south toward Twin Rocks. Pacific Street and its continuations run behind the dune for most of that length, and the homes on the west side are the oceanfront.

That length does two things for buyers. It means there is usually something oceanfront for sale here when there is nothing in Manzanita or Arch Cape. And it means prices are set by the stretch, not only by the frontage: the center, near the wayside and the shops, trades differently from the quieter north and south ends.

Ocean view in Rockaway is the second row and the rising ground east of the highway, where homes look over the dune to the water. The listing fields tell the two apart — ocean frontage in the waterfront fields, or an ocean view in the view fields — and our filter reads those fields rather than the description.

North to south

Nedonna Beach at the north end is its own small neighborhood, with a quieter beach and newer homes among the older cottages. Manhattan Beach south of it is residential, with a state wayside and a wide beach. The center is the town — the wayside, Twin Rocks in view, restaurants and shops a short walk from the oceanfront. South of town the beach continues toward the rocks and the lake country behind, with a mix of cottages and newer builds.

Buyers who want walkability choose the center; buyers who want the beach mostly to themselves choose the ends.

Before you buy in Rockaway Beach

  • Elevation and flood. Rockaway's oceanfront is low, and much of it is inside FEMA flood hazard areas. Flood coverage is usually required when financed; get the quote first.
  • The foredune. Low frontage means the dune is the only thing between the house and winter surf. Foredune rules govern what you can do west of the house, and the dune's condition is part of the inspection.
  • Wind. The long open beach gives Rockaway more wind than the towns tucked behind headlands. Windows, roofing and decks are built for it or should be.
  • Short-term rentals — your due diligence. Rockaway Beach regulates short-term rentals and the rules change. Verify the specific property's status and the city's current limits yourself before counting on income.
  • Lakes and wetlands. Behind the beach are Lake Lytle and the smaller lakes. A "waterfront" listing in Rockaway can mean lake frontage, which is why our filter reads ocean frontage specifically.
Is Rockaway Beach oceanfront a good value?

Dollar for dollar it is the most accessible oceanfront on the North Coast: more lots, more turnover and lower prices than the headland towns. The trade is a more exposed, lower-lying shoreline.

What is the difference between the north end and the center?

Quiet versus walkable. Nedonna and Manhattan Beach are residential; the center has the wayside, the shops and the summer visitors.

Why do some "waterfront" homes not show here?

Because they front a lake, a creek or the bay, not the ocean. This page reads ocean frontage and ocean view only.

Where are the market numbers?

The Rockaway Beach market report carries them by price band.

Seven miles of beach, one call

Rockaway's oceanfront market moves more than the headland towns', which means timing and local knowledge matter more, not less. We know the stretches, the dune, the rental rules and the lakes behind the beach.
