Cannon Beach Oceanfront & Ocean View Homes
Oceanfront and ocean view homes in Cannon Beach, from the village beachfront to Tolovana Park.
Homes for sale in Cannon Beach · 18
Oceanfront real estate in Cannon Beach combines one of Oregon's most celebrated coastal landscapes with the character of an established seaside community. Along Ocean Avenue, Pacific Street and the beachfront neighborhoods extending south toward Tolovana, homes offer Pacific views, direct access to the sand and, in the right locations, the view everyone comes for: Haystack Rock, close enough to count the birds.
The town's varied shoreline creates opportunities from classic beachfront cottages to architecturally distinctive residences, each with its own relationship to the beach. The acclaimed restaurants, galleries and walkable village add a dimension no other North Coast oceanfront offers. This page lists every residential listing inside Cannon Beach's boundary that is oceanfront or carries a true ocean view, priced from the top down.
Three oceanfronts in one town
Cannon Beach's beachfront is long, and it changes character as it goes. The village beachfront — Ocean Avenue, Pacific Street and the short streets between Ecola Creek and Haystack Rock — is the heart of the market: walk to the bakery in the morning, walk to the Rock in the afternoon. Lots are small, homes are close together, and the premium for being here is the highest on the North Coast.
Mid-town and Haystack — the streets south of the village toward the Rock — are where the postcard views are. A home with Haystack Rock framed in its window is a specific thing, and the listing will say so.
Tolovana Park and the beachfront south to the city limit are quieter, with larger lots, a wider beach and a more residential feel. The village is a bike ride or a long beach walk away. Many of the finest contemporary homes in town are here.
The listing fields draw the line between oceanfront and view: ocean frontage in the waterfront fields, or an ocean view in the view fields. Our filter reads those fields, so "ocean views from the upper deck" in a description does not qualify a listing on its own.
Ocean view off the beach
Cannon Beach is hilly behind the beachfront, and the east-side streets — the slopes up from the highway, the homes above Tolovana — hold a large set of ocean-view homes at a fraction of beachfront prices. Many look over the town to the Rock. They are the right answer for buyers who want the village and the view and would rather spend on the house than on the sand.
Before you buy in Cannon Beach
- Short-term rentals — your due diligence. Cannon Beach regulates short-term rentals, and the rules — including what happens to a permit on sale — change. If income matters, verify the specific property's status with the city before you write an offer, not after.
- Foredune and setbacks. The city regulates work near the foredune. Decks, additions and rebuilds on oceanfront lots need the survey and the setback line before any plan.
- Erosion at the creeks. Lots near Ecola Creek and the smaller creek mouths see the beach move season to season. Ask how the frontage has behaved over time.
- Salt, wind and upkeep. Beachfront homes in Cannon Beach take the weather head-on. Budget for exterior maintenance as a running cost, not an occasional one.
Which homes have the Haystack Rock view?
Oceanfront homes between the village and the Rock, and view homes on the slopes above them. The angle matters — some homes see the Rock head-on, some at a glance. Our listings note it when the view is the real thing.
Is Tolovana part of Cannon Beach?
Yes — it is the south end of the city, with its own beachfront and a quieter feel. For oceanfront buyers it is often the best value in town.
How does Cannon Beach's oceanfront compare to Manzanita's?
Cannon Beach is the more established and more visited town, with the village at the beach and the widest choice of homes; Manzanita is smaller, flatter and quieter, with a single oceanfront row. The two draw different buyers more than they compete.
Can I buy an oceanfront home as a vacation rental?
Sometimes. The rules are the city's and they change, so it is a question to verify for the specific property at the time — the first one to settle, not the last.
The best-known beach in Oregon, with a local brokerage
Cannon Beach's oceanfront draws buyers from everywhere, which is exactly why local representation matters: knowing which block, which permit status and which view angle is the difference between the right house and an expensive one.
