Oceanfront homes in Arch Cape offer a rare combination of natural beauty, privacy and an intimate connection to the Pacific. Along Pacific Road, Carnahan Road and the community's limited shoreline frontage, homes look out at dramatic headlands, rugged rock formations and a broad sandy beach framed by the surrounding coastal landscape. Some sit close to beach level, with the surf just beyond their doors; others occupy elevated settings with sweeping ocean vistas.

With almost no commercial development and a peaceful residential atmosphere, Arch Cape appeals to buyers who want a quieter coast just south of Cannon Beach. This page lists every residential listing inside Arch Cape's boundary that is oceanfront or carries a true ocean view, priced from the top down, and the guide below explains how this small shoreline is laid out.

A short shoreline, closely held

Arch Cape is a pocket: a mile or so of beach between Hug Point to the north and the headland and tunnel to the south, with Highway 101 running behind it. The oceanfront is a single strip of homes along the beach, and because the pocket is small, the number of oceanfront lots is smaller than in any town on this page. Many are second- and third-generation family homes.

Oceanfront here is Pacific Road and Carnahan Road — the homes whose lots reach the beach. Ocean view takes in the second row and the homes on the rising ground east of the highway, where the view is over the roofs to the water and the rocks. The listing fields tell the two apart: ocean frontage in the waterfront fields for the first, an ocean view in the view fields for the second. Our filter reads those fields, not the description.

What the setting gives you

The beach is wide at low tide and backed by cliffs and sea stacks rather than dunes, so the scenery is more rugged than Manzanita's and more private than Cannon Beach's. Arch Cape Creek and the small creeks that cross the beach give the shoreline its texture. The headland to the south is Oswald West State Park, which means the view in that direction will never change.

There is no village. The nearest restaurants and galleries are in Cannon Beach, ten minutes north, and Manzanita's are fifteen minutes south through the tunnel. Buyers who want to walk to dinner choose one of those; buyers who want the beach to themselves choose Arch Cape.

Before you buy in Arch Cape

  • Bluff and erosion. Parts of the Arch Cape shoreline are bluff rather than dune, and bluff erosion is a real consideration on some lots. Review the geological hazard maps and, for a bluff lot, a geotechnical opinion.
  • Highway noise. The highway runs close behind the oceanfront row. On the beach side the surf covers it; on the east side it is part of the setting. Visit at different hours.
  • Short-term rentals — your due diligence. Arch Cape is unincorporated Clatsop County, so the county's rules apply, with variations by area, and they change. If rental income matters, verify the current rules and any permit for the specific property at the time you buy.
How does Arch Cape compare to Cannon Beach for oceanfront?

Quieter, smaller and, lot for lot, often a little less expensive than Cannon Beach's best addresses, with scenery that is arguably more dramatic. What you give up is the village: there is nothing to walk to.

Is the beach accessible at all tides?

The beach itself is, but the walk north around Hug Point to Cannon Beach is tide-dependent and should only be done on a falling tide. The south end is closed by the headland.

Are there many homes for sale at any one time?

Rarely more than a handful of ocean homes. When the grid above shows only a few, that is the market, not the website — and we list recent sales so you can see what has traded.

What about Cove Beach and Falcon Cove?

They are the next pockets south, past the tunnel, with the same private character and even fewer homes. Cove Beach and Falcon Cove have their own page.

A small shoreline needs local eyes

Arch Cape's ocean homes change hands quietly, often between neighbors. We work this stretch from Manzanita and Cannon Beach, we know which lots are bluff and which are beach, and we hear about homes before they list.
