Manzanita Real Estate Market Report
Manzanita home sales, in perspective
Manzanita has never been a one-price-point town. Across the years of sales recorded below, the greatest concentration of transactions has run through the middle of the market, while sales above $1 million have become a more substantial part of the mix in the later years. Just as important, the way homes sell has changed. The unusually competitive conditions of 2021 and 2022 — short market times, and a large share of homes closing at or above their original list price — gave way to a more deliberate market in which buyers have had more time and more negotiating room. The figures below carry that whole arc, and they are live: every number on this page is recalculated from the current RMLS record rather than written once and left.
That history reflects a town with several distinct residential settings: oceanfront homes, the walkable streets around Downtown Manzanita, the elevated homes of Classic Ridge and The Highlands, and the newer, wooded setting of Pine Ridge. Differences in location, age, view and housing type are why Manzanita's sales do not move as one uniform group, and why a single median never tells the whole story. We've sold through every one of these settings, and we read the report below the same way we'd suggest you do: use the date controls to isolate a single year or compare periods, and watch how price distribution, market time, original-list performance and cash activity have changed.

How this is calculated
Every figure on this page is computed from recorded RMLS sales inside the Manzanita boundary. 289 sales since October 27, 2020. No estimates, no models.
- Single-family homes only — condominiums, land and commercial sales are excluded.
- Individual sales are shown by price and date. No property is identified by address.
- Market time prefers the cumulative figure, which survives a relisting, and falls back to days on market where RMLS records no cumulative one. The number of sales behind each median is shown beside it.
- “Sold at or above list price” compares the closing price with the price the listing opened at. A seller may hold their list price and accept a lower offer, so this measures the gap rather than a price reduction.
- “Cash sales” counts sales RMLS records as financed by cash alone, as a share of the sales where financing was recorded at all. Where RMLS records no financing the sale is left out of that figure rather than counted as not cash.
