Oceanfront real estate in Neahkahnie is distinguished by its setting beneath Neahkahnie Mountain, where forested hillsides meet the shoreline of the Pacific. From beach-level homes along Neahkahnie Beach to elevated properties overlooking the surf, the community offers a range of oceanfront experiences that no other North Coast town quite matches. Homes near the sand live with the rhythm of the tides and easy beach access; higher elevations give expansive coastal panoramas and a remarkable sense of privacy.
Neahkahnie is small, unincorporated, and almost entirely residential — there is no village, and Manzanita's is five minutes south. That is the point for the people who buy here. This page lists every residential listing inside Neahkahnie's boundary that is oceanfront or carries a true ocean view, priced from the top down, and the guide explains how the beach and the hill differ.
The beach and the hill
Neahkahnie has two kinds of ocean home and almost nothing in between. Along the beach — the low ground north of Manzanita where the dune runs up to the base of the mountain — a short row of homes sits at sand level. These are the community's oceanfront: the beach is the back yard, and on a winter night the surf is the only sound.
On the hill — the slopes of Neahkahnie Mountain above Highway 101 — the homes are view homes in the fullest sense. The land rises fast, the trees open, and the view takes in the whole sweep south: Manzanita, the beach, Nehalem Bay, the spit and the headlands beyond. Many of the most photographed homes on the North Coast are here. Their trade is distance: the beach is a drive or a steep walk, and the road up is narrow.
The listing data draws the line for us. Oceanfront homes carry ocean frontage in their waterfront fields; view homes carry an ocean view in their view fields. Our filter reads those fields, so a wooded lot with a seasonal glimpse does not qualify here.
What makes Neahkahnie different
Three things. The mountain itself — a protected headland that frames every view and keeps the community's north edge wild. The scale — a few hundred homes with no commercial core, so the character is quiet year-round, not only off-season. And the proximity to Manzanita — close enough to walk to a restaurant on a long summer evening, far enough that the summer crowds stay there.
Buyers sometimes expect Neahkahnie to be a neighborhood of Manzanita. It has its own boundary, its own feel and, on the hill, its own weather: fog sits lower here, and a view home at elevation can be in sun while the beach is gray. Spend a morning and an evening on the lot before you decide.
Before you buy in Neahkahnie
- Slope and geotechnical. Hillside lots on the mountain have been engineered and built on for decades, but every one is different. A geotechnical report and a look at drainage are standard here, and a lender may ask for both.
- Weather exposure. Beach homes take salt and wind; hill homes take wind and rain at elevation. Marine-grade materials and a maintenance plan matter on both.
- View protection. No view on the hill is guaranteed against a neighbor's trees. Ask what, if anything, in the deed or the neighborhood's practice protects the sightline you are paying for.
Is Neahkahnie oceanfront or ocean view?
Both, in two separate places. The beach row is oceanfront; the mountain is ocean view. The two rarely compete for the same buyer.
How far is the beach from the hill homes?
By car, a few minutes to the beach access in Manzanita or at the base of the mountain; on foot, a steep walk that most owners do once and then drive. The hill is for the view.
Why are Neahkahnie's views so wide?
Elevation and orientation. The mountain's south-facing slope looks straight down the coast, so the view runs for miles rather than ending at the next headland.
Is there anything to walk to?
Not in Neahkahnie itself. Manzanita's village is the nearest, and the beach connects the two at low tide.
The hill, the beach, and someone who knows both
Neahkahnie's ocean homes are few, and most of them never reach the open market twice in a generation. Our office is in Manzanita, a few minutes away; we know the hill roads, the beach row and the owners, and we hear about homes before they list.
